Nature of Work: New construction of a 26,000 SF recreation facility with a 24,000 SF parking garage

Trumbull-Nelson completed work for the Intrawest Stratton Development Company on The Stratton Mountain Club, a 26,000-square-foot recreation facility with a 24,000-square-foot parking garage. Designed by Lemay and Youkel Associates, the striking facility incorporates the use of various construction materials, including structural steel, structural concrete, timber frame, cultured stone, slate, marble, and granite.
Trumbull-Nelson worked with the Owner for approximately 6 months on pre-construction items. This included review and estimating of nearly 300 value engineering items. All areas of the Project were investigated, to include a design that incorporated cast-in-place concrete (vs. structural steel), a complete review of all finishes, a complete review of all mechanical, electrical, and plumbing designs (and respective systems). Of note, T-N was able to completely review the timber frame design and have it released for fabrication before excavation began. This was critical to the schedule, due to the required lead time for fabrication. The T-N Team worked closely with the Owner on Agency of Natural Resources Compliance issues, with local boards, and with the Vermont Department of Labor and Industry, during the permit, inspection, and occupancy stages.
Unique design elements posed construction challenges for the building team. The exterior patio is located over occupied space (above the locker room). Also, the main entry area is above the parking garage. The 58-parking space garage, all below occupied space, required a sophisticated, hi-tech carbon monoxide evacuation system that controlled area doors. Project specifications called for an in-slab radiant snow/ice melt system to impact approximately 20,000 square feet of area. These areas included the driveway, parking, porte-cochere, and elevated terraces.
