Mount Sunapee Base Lodge
Nature of Work: 26,000 sf construction of new base lodge for Mount Sunapee Resort

This project won the Associated Builders and Contractors New Hampshire/Vermont Construction Excellence Merit Award.
The Mount Sunapee Resort hired Trumbull-Nelson as Construction Manager to direct a fast-track construction schedule for their new base lodge. Banwell Architects was brought on to create a design that would capture a sense of the prevailing lakeside vacation architecture.
As part of the Design Team, we worked closely with Owner and Architect to ensure an essential ski-season base lodge opening. A careful coordination of efforts between our Site Superintendent and the Mount Sunapee staff was required. The design was expeditiously developed to the Owner's requirements. Issues of design and cost were discussed with all Team members at weekly meetings, the weather cooperated, and the building was dedicated on time and on budget.
One noteworthy task involved the relocation of the primary feed utilities outside of the project site while maintaining all on-going resort operations. The installation of a buried 10,000-gallon water supply tank and related piping, scheduled and timed to coincide with the construction and final grading of the new Lynx ski trail, added challenge to the task.
A strong regional economy contributed to additional scheduling concerns. Recognizing the tight labor market and the need to crunch procurement lead times in order to meet a finish date driven by the oncoming ski season, the Team investigated, and then employed, ways to shorten the schedule including self-performance of various services by our own field employees and the effective utilization of all available local materials.
Throughout the process, various construction methods were thoughtfully discussed by the Design Team.
A comprehensive value engineering program provided the Owners with cost-effective building solutions. A variety of concurrent building processes created the need for a wide worker mix.
Trumbull-Nelson’s management approach encouraged collaboration and teamwork and helped create a product that achieved a solid balance of function, quality and aesthetics.
The 3-story structure included a retail ski shop, guest services center, full-service kitchen and scramble, gourmet coffee bar, day locker room, photo lab, and 2 levels of seating/dining area.
Without question, this Project is a prime example of how a Team approach helped to achieve an owner’s primary building goal. In this case – a new base lodge within schedule and budget criteria.
