Nature of Work: 76 units new elderly housing on a hospital campus
Location: Alice Peck Day Memorial Hospital Lebanon, New Hampshire
Comprised of approximately 90,000 square feet, Harvest Hill offers 76 one- and two- bedroom apartments and offers a growing elderly population the choice of a retirement community providing independence and assistance to meet individual needs. Company efforts resulted in completion of the Project ahead of schedule, with significant owner savings.
During Pre-construction, the Value Engineering process was key to providing building Team members with critical information in which to evaluate the cost-effectiveness of various construction methods.
In Phase I of the construction, the Team opted for field panelization, the lowest level being structural steel and masonry with precast plank and a topping slab to achieve required fire, span and sound transmission ratings. During Phase II, it was decided that the most cost-effective approach was to acquire constructed panels from Canada, the floor assembly being the same as in Phase I, with upper levels including wood frame TJI’s, plywood and gypcrete topping to achieve the sound transmission coefficient (STC). In both phases, work included estimating all associated costs, weighing the benefits of utilizing shop-built, pre-paneled products from a Canadian firm vs. U.S. firms offering similar products and/or stick-built proposals. This work involved examining prevailing monetary exchange rates to determine potential cost advantage to the Project.
Such efforts resulted in a total cost that came in below the original Guaranteed Maximum Price estimate and a project completed ahead of schedule.
