Nature of Work: 36,000 SF renovations and additions to historic former factory building dating from the 1860s.

This project won the Associated Builders and Contractors New Hampshire/
Vermont Construction Excellence Merit Award.
Trumbull-Nelson completed additions and extensive renovations to the 140-year-old building owned by AVA Gallery & Art Center. The 120-by-75-foot building once housed the H. W. Carter overall factory, and encloses 36,000 square feet, rising over 40 feet high. T-N customized its approach to construction to accommodate the Owner’s continual use of the building.
The work brought the building into complete code compliance with upgrades to all electrical, plumbing and fire protection services, offered handicapped accessibility, expanded gallery areas, increased and improved studio facilities-in both the basement, and on the first and second floors.
Following Leadership in Energy and Environmental Design (LEED) guidelines, the building achieved Gold Certification.
Trumbull-Nelson was very effective at managing cost. Given the age and overall condition of the building, it was easy to anticipate a far more expensive Project. A realistic budget was developed and strictly adhered-to. The Company’s management team continued to find pieces of the scope that could be removed during the building process, allowing for the availability of a credit back to the Owner.
