Trumbull-Nelson Construction Company is working
closely with the Penfield Family Limited Partnership
to design and deliver a 42,000 square foot warehouse
that will include both warehouse and office space.
The building is being constructed within Great
Hollow Park, in Hanover, New Hampshire. Building
tenants include Hanover Transfer and Storage, and
Lebanon Packaging.
Employing a Design/Build delivery system, the
Company and its Project Manager, Tom Jellison, have
assumed full responsibility for quality, budget,
schedule, and performance of the completed facility.
This ‘single point of contact’ approach typically
means that owners can focus on the scope of the
work, and on critical decision making, rather than
on the coordination of architect/designer and
contractor.
Development partner Kent Penfield is a strong
advocate of the Design/Build delivery approach in
commercial construction. “We got caught in the
permitting quagmire and lost three months of
pre-winter building. Tom Jellison and the
Trumbull-Nelson crew wasted no time in getting to
work and creating innovative means of making up for
lost time,” comments Penfield. “Tom leads
brainstorming sessions with the owner, the subs and
the future tenants in true design-build fashion,
wherein no question is stupid and good ideas are
formulated. On this project, time savings are almost
as important as money saving ideas.”
Each year, a large number of T-N construction
projects are delivered on a Design/Build basis. In
addition to potential timesavings, the system offers
owners early knowledge of firm costs, higher
quality, and cost-effectiveness. On the Penfield
Project, Jellison, Project Superintendent Frank
Sanborn and Foreman Larry Belloir developed
processes to increase efficiency in both design and
construction. One particular time and money saving
method utilized by this team involved the building
of multiple bays on the ground, and lifting them
into place with large cranes.
The Project is scheduled for completion in June. A
few key subcontractors on the Penfield Project
include: Potter Construction, of White River
Junction, VT; Newcon Builders Inc., of Lakeport, NH;
Miller Construction Inc., of Windsor, VT; John L.
Carter Sprinkler Co., of Bow, NH; Gastech, of
Hartland, VT; D.G. Electric, of Springfield, VT; and
Clearwater Plumbing and Heating, of Lebanon, NH.
